Paul Henson
Drawing on many years of experience, Paul works closely with clients to understand their commercial objectives before developing a strategy tailored to their needs. He is valued not only for his technical expertise, but also for his judgement, responsiveness and ability to lead clients through challenging disputes with confidence. Whether resolving matters through negotiation or pursuing litigation where necessary, Paul’s focus is always on achieving the best commercial outcome as efficiently and cost-effectively as possible.
Paul believes the best dispute resolution is not about pursuing litigation at all costs, but about identifying the outcome that best supports a client’s wider commercial or personal objectives.
Paul advises landlords, tenants, investors, developers, lenders, LPA receivers and private clients across the full spectrum of commercial and residential property disputes. He has extensive experience in landlord and tenant disputes, lease renewals and terminations, vacant possession strategies, dilapidations, development disputes, rights of light and insolvency-related property issues. He is particularly well known for advising commercial occupiers in the leisure sector on high-value, strategically important disputes.
Alongside his commercial practice, Paul has developed a significant residential property disputes practice. He advises on possession claims, boundary and neighbour disputes, easements, restrictive covenants and other contentious residential property matters. He also acts for private lenders on mortgage possession and recovery proceedings, providing commercially pragmatic advice that balances the protection of security with proportionate and effective enforcement.
Paul also advises on the practical implications of the evolving residential tenancy landscape, including the implementation of the Renters’ Rights legislation. He helps clients understand the impact of legislative change and develop practical strategies to manage risk while achieving their commercial objectives.
As a trusted adviser, Paul builds long-term relationships with his clients and is often involved from the earliest stages of a dispute, helping to shape strategy before positions become entrenched. He is known for giving straightforward, decisive advice and for identifying opportunities to resolve issues before they escalate, whilst remaining a tenacious advocate when court proceedings become necessary.
Working closely with colleagues across Edwin Coe’s Property, Private Client, Commercial and Restructuring & Insolvency teams, Paul delivers joined-up advice that reflects both the legal and commercial considerations facing his clients.
He acts for a diverse client base ranging from private individuals and family businesses to property investors, developers, lenders and national commercial occupiers.
Clients value Paul’s approachable manner, strategic thinking and ability to simplify complex legal issues, making him a trusted adviser for businesses and individuals facing significant property disputes.
