James joined Edwin Coe in June 2024 having previously worked at another firm, following qualification as a solicitor in December 2020.

James is an Associate in our Property Disputes team, advising on a broad range of both commercial and residential property litigation matters.

 

James has particular speciality in both commercial and residential forfeiture matters as well as general landlord and tenant disputes. He advocates for a commercial approach in all litigation matters and aims to achieve a positive resolution to cases.

 

James advises private and commercial landlords and tenants, trust companies and trustees, as well as high net worth private individuals on:

 

  • Residential and Commercial Lease Forfeiture and Possession proceedings.
  • Residential Service Charge Disputes.
  • Commercial and Residential Rent Arrears Recovery.
  • General Commercial Landlord and Tenant Disputes including dilapidations, lease renewals, break notices and disrepair claims.
  • Professional negligence cases.
  • Cases involving matters arising from the Building Safety Act 2022 including Remediation Orders, Remediation Contribution Orders and Building Liability Orders.
EXPERIENCE
James’s experience includes:
Tenants of 8 Artillery Row -v- Avon Ground Rents Limited (FTT, 2024) - Obtaining a Remediation Order acting on behalf of leaseholders for cladding works at a high value property in Westminster, London.
Winchester Court Limited v Paymil (2023) – Instructed by the successful tenant in commercial lease forfeiture proceedings which considered, for the first time, whether a sub-tenant of part of premises demised by a head-lease could obtain relief from forfeiture under s.146(2) of the Law of the Property Act 1925 vesting the whole of the head lease in the sub-tenant.
Instructed on an ongoing £1.2m professional negligence case on behalf of the Claimant against solicitors involved in a 1954 Act renewal.
Advising leaseholders of a group of residential flats in London as to their rights under the Building Safety Act 2022 in regard to ongoing cladding remediation works.
