She advises on a wide range of property disputes with a particular focus on commercial property litigation, such as lease enforcement, contentious and non-contentious lease renewals, dilapidations and break notices. Harriet also advises on a range of residential property litigation, restrictive covenant disputes, service charge issues and possession matters (residential and commercial).
Harriet acts for landlords, tenants and property owners. She advises large-scale portfolio or investment landlords, and smaller private landlords. She works closely with the commercial property team on a range of matters, providing strategic input and support as well as assisting on non-contentious lease renewals. Harriet has also advised landlords and tenants during insolvency processes such as liquidation and administration. She acts for a variety of commercial tenants ranging from large national retailers to small businesses and start-ups. She also advises private individuals on a wide range of residential property issues and has provided advice to charity landlords on varying property issues.
Recent Experience
Commercial property litigation
- Acting for a national retail tenant in a non-contentious lease renewal relating to its Oxford Street property; matter due for trial in February 2026.
- Acting for the tenant in a contentious 1954 Act lease renewal, defending the landlord’s opposition on redevelopment grounds and negotiation of settlement terms.
- Provision of litigation advice to investment landlords on all aspects of commercial property litigation (in conjunction with commercial property team).
- Advising and supporting commercial property team on potentially litigious matters and with strategic support on larger transactions.
- Provision of litigation advice to retail and other commercial tenants on all aspects of commercial property litigation.
- Acting in a dispute relating to a multi-million pound development in Central London. Matter settled at trial in 2022.
Residential property litigation
- Acted for the freeholder in a First-tier Tribunal matter relating to a service charge dispute and wider management issues; matter settled the day before trial.
- Range of advice provided to both freeholders and leaseholders in relation to lease obligations, extent of demise, repairing obligations and responsibilities.
Enforcement
- Acting for the landlord in securing an interim possession order over its property in Central London after trespassers gained access during renovation works.
- Acting for the landlord in securing possession against trespassers in relation to an abandoned school site, where the trespassers gained access during the sale process.
- Extensive experience acting for commercial landlords in forfeiture matters, and recovery of arrears.
