We advise on all aspects of residential property from acquisitions, disposals and financing of both freehold and leasehold properties, predominantly in Prime Central London but also in the Home Counties and beyond.  Clients include investors and developers as well as High Net Worth individuals.

We have an in-depth knowledge of the Prime Central London market and have strong relationships with a wide range of agents and other property consultants.  This, coupled with our expertise in wider residential property issues such as construction and especially leasehold enfranchisement, mean that we are very well placed to identify and exploit opportunities for clients and simplify the complexities often encountered.

We are particularly experienced in dealing with overseas clients who are unfamiliar with the Prime Central London market.  We work closely with our Private Client and Tax teams to identify the best solutions for overseas clients in terms of wealth planning and tax structuring.

We provide swift and responsive advice to clients, often working under tight deadlines and ensuring that we are available at all times to clients across different time zones in order to secure the best outcome for them.

In addition we also have experience in transactions involving country houses and farms as well as advising on general rural and agricultural issues.

Examples of work which we have undertaken in this area include:

  • Advising on the purchase and subsequent refinancing of the then largest ever residential conveyance in London for an international investor in Regents Park
  • Advising on the sale of a leasehold house in Chelsea, run in concurrence with a claim for the freehold against the Cadogan Estate, with the completion of the freehold taking place at the same time as completion of the house transaction
  • Selling a house in South Kensington Estate for a Liechenstein trust whilst at the same time acquiring the freehold from The Wellcome Trust
  • Selling a substantial house converted into flats in Hampstead on behalf of all the lessees to a developer
  • Acquisition of 6 cottages and 40 hectares of farmland in Hampshire on behalf of the adjoining landowner
  • Sale of the largest private house in the UK to a preservation trust
  • Sale of house in W11 for in excess of £20 million with complex planning issues
  • Acquisition of several new build flats off-plan for Saudi businessman
  • Negotiation of change to residential use of landmark building in Belgravia through the creation of a non-enfranchiseable title structure
